Another year fly’s by and as we move into a new decade the building and construction industry is I believe faced with another challenging year with no sign of the market improving.
At Focus Building Company we believe the cheapest price is not always the best price and it is our challenge to convince our new clients that the price is only a part factor when deciding on who should deliver the project. We thank our staff and sub-contractors alike for their fabulous support through 2019. 2020 will bring new challenges and Focus Building Company will be using all our skill and experience to add value to projects for our clients. We are excited to have 2 new clients for 2020 with the starting of the new science building for Penrhos College and the Fire and Mechanical Upgrades works at the St Martins Centre which will keep our project teams busy for in late 2020. As a snap shot we provide details of these new projects and recently completed projects below.
Penrhos College New Science Building - Como
As soon as the college was finished for the year in December 2019, we began the Penrhos College demolition works. The project was procured on an ECI process with Focus Building Company providing value management and design management during the design process. The works consist of part demolition of the existing science building to prepare for construction of a new extended science building. The project has a number of challenges to overcome, in particular, site access, as the new building will be located in the middle of the College. Careful programming is required to ensure minimal disruption to the schools’ students and teachers as work continues during the 2020 semester and is to be completed in 11 months, from December 2019 to November 2020.

St Martins Centre Buildings - Perth
We commenced work on St Martins Perth Centre Buildings on St Georges Terrace in December 2019. Quentien Hickey our site manager has commenced the coring and dry fire installation.
The three sister buildings all currently host live businesses with customers and clients visiting during business hours, meaning the works are being carried out in a live environment. To tackle this, Focus Building Company and Firesafe Group are completing a large majority of the work at night. Focus Building Company are working closely with Total Project Management and Firesafe Group, ensuring the works are delivered safely with minimal disruption to tenants.

Scotch College New Teaching and Learning Building - Swanbourne
The Scotch College Project is in the final stages of completion now and the team are working tirelessly to get the majority of the works finished in time for the beginning of the school year. The new Learning Building is a highly specified, complex project. The history of the school has been innovatively incorporated into the architecture by Taylor Robinson Chaney Broderick, which provides a challenge for our project team who are ensuring every aspect is completed to specification. The 7 school factions, for example, have been printed and sealed on large window panels on the southern side of the building. Richard Williams, the Project Manager, has confirmed the project is coming up to practical completion and the remainder of works to be completed is the landscaping.

 Belmont Forum McDonalds Relocation - Belmont
Site Establishment for this project was in June 2019. Currently the project is at stage 3. The old McDonalds has been re-located and Focus Building Company has reconfigured the existing carpark and entries to the Shopping Centre. Management of the diversion of existing in-ground services and demolition of the existing McDonalds is complete. Ben Brown the Project Manager has ensured the project for Perron Investments is carried out on programme, with the end result being the successful relocation of McDonald’s restaurant & drive-through. Focus Building Company will be completed the demolition in coming weeks. 

Bull Creek Roofing and Mechanical Upgrade – Bull Creek

Focus Building Company commenced work on this project in Bull Creek for Stockland Property Group at the beginning of August 2019 which carried through to completion in October of 2019. Site Manager Ken Fields oversaw the successful re-roof and despite numerous challenges including battling the weather, we received great feedback from the client and APP. 
The Square Mirrabooka upgrade - Mirrabooka
Ben Brown oversaw the successful completion of Mirrabooka Zone A. The scope of works consisted of demolition and construction of external and internal areas of the building which made-way for modern upgrades to the centre. The bulk of the works were renovations to the entries, lights, mechanical systems, flooring, ceilings, landscaping and crosswalks for pedestrians in the carpark. The centre remained fully operational during construction with the greater part of the works completed at night. Steve Ebbrell supervised the night works with our project manager Ben Brown ensuring the Shopping centre remained fully operational during business hours by coordinating labour and deliveries with centre management. Regardless of being a smaller fit out job for Focus Building Company, we received fantastic client feedback.
Zone B largely consists of demolition and amalgamation of existing food tenancies in the Mirrabooka Square Food Court. This amalgamated tenancy will house the incoming Canton Bay Restaurant. The newly created tenancy will be handed over as a base build shell, with remaining services rationalized in readiness for fit out works by others. The existing floors will demolished and reinstated to a uniform level and in-ceiling mechanical units reconfigured to suit. 
The Injera House fit out includes new tiling, plasterboard ceilings and wall, signage and basic tenancy fire, hydraulic and mechanical services. The fit out programme will be kept to a minimum to minimise down time for the operating restaurant. The centre will remain fully operational during construction with any disruptive works to be completed at night.
