Quarterly Update

Focus has had a busy few months here in the office with the goal to further secure some new work for 2019 / 2020. It has been widely recognised that the construction market is going through a slow period, builders and sub-contractors alike are in a predicament which is forcing a competition for the lowest price. Winning work at the lowest price of course increases the risks during the construction stage, a risk Focus Building Company are not willing to take.

Our tender team will continue to price thoroughly and fairly, meaning identifying and appropriately accounting for risks involved, to ensure the protection of all personnel involved for the entirety of the project delivery. We take this very seriously, valuing relationships with our contractors and clients which is why we refuse to price the lowest just to win a job.

Our business development team has been working hard chasing new leads and securing tenders for upcoming works which thankfully has led to some positive responses by way of tender wins, setting our project team up for a busy year to come. Have a read below for an update on some of our existing projects as well as some new sites we have opened.
 
Mother Teresa Stage 3A Completion
In 2019 this project was completed and handed over. The project was delivered in separable portions with portion one being delivered ahead of time, handed over in December 2018, and portion two being delivered right on programme with handover in March 2019.  Focus Building Company completed the Stage 3A works on time, on budget and safely ready for term 2 of the school year.
The project was recognised in the education sector as another high quality build for the Focus Building Company at the 2019 Master Builders Excellence in Construction awards, where we won the category ‘Best Educational Building between $10,000,000 and $20,000,000’.
Laughton Savage, Graham Teede and Dean Douglass were responsible of ensuring the smooth running in the office and on site through-out the project.

Scotch College New Teaching and Learning Building
The Scotch College Project has been moving along on schedule with lots of new aspects being completed preparing the structure for the next stage of the build.      

  • Roof Cover is now generally complete with some minor back claddings and cappings underway
  • CFC Cladding has been framed and the large majority of sheets are now at the painters being  finished
  • External limestone cladding is complete to the northern elevation
  • Structural Steel fa├žade framing works are mostly complete.  Painting will be underway this week with the glazing system installation to commence next week
  • Internal fit-out is well underway with the lower ground floor locked up.  Tiling has been completed to the LGF and GF wet area’s
  • The Crane is being taken down this week which will facilitate the commencement of the external works
 
Belmont Forum McDonalds Relocation  
With site establishment beginning in June 2019, The Belmont McDonalds Site is a smaller scale project for our team, with the end result being the relocation of McDonald’s restaurant & drive-through to a nearby location within the existing Belmont forum car park. Focus Building Company are contracted to reconfigure the existing carpark and entries to the Shopping Centre, construct the new pad site for McDonalds Restaurant, manage the diversion of existing in-ground services and demolish the existing McDonalds.
 
Bull Creek Roofing and Mechanical Upgrade
Focus Building Company was awarded this project in Bull Creek and has commenced works, beginning at the start of August 2019. The planned works will consist of:
  • Decommissioning of condenser units
  • Removal of walkway systems
  • Installation of roof insulation
  • Installation of new roof sheets
  • Removal and replacement of  box gutters
  • Modification of parapet framing & relining
  • Removal of plant room roof and ceiling & replacement at later date
  • Remove and install new mechanical units
  • Removal of plant deck
  • Installation of roof walkway system
  • Upgrade of electrical DB board
  • Installation of new Mechanical switch board
  • Commissioning and testing of new mechanical units
Site Manager Ken Fields has been preparing the site facilities for works to begin ASAP.
 
The Square Mirrabooka upgrade.
Zone A, will be an upgrade to the fresh produce located on the northern end of the mall. The external scope of works will be an upgrade to Entry 5, some of these works involve installing new feature screens/cladding to the main entry wall, installing a new soft awning, new signage, replacing the external paving, creating some landscaping areas with planting and installing a new pram ramp with a new pedestrian cross over. The internal scope will be removing the mall ceilings, installing new skylights, installing feature metal bulkhead frames in front of the existing tenancies, new feature screens to the remainder of the ceiling, replacing some of the terrazzo tiling with new feature tiles in front of each tenancy, upgrading the lights and mechanical systems and repainting. The centre will remain fully operational during construction with the bulk of the works to be completed at night. Works to entry 5 will be completed during the day time behind fixed hoardings clearly marked with signage to mitigate risks to the public. The hoarding will be modified from time to time as the work progresses to keep the entry and surrounding areas open the whole time.
 
Mirrabooka Shopping Centre, Zone A
  • Landscaping

St Martins Centre
Focus Building Company has been awarded the project to update the fire services of all 3 of The Saint Martins Buildings on St Georges Terrace. Our selected Team are scheduled to start on site in the first week of August, informing all current tenants of the works and any disruptions during business hours. The three sister buildings all currently host live businesses with customers / clients visiting during business hours, meaning the works will be carried out in a live environment.
Our site team will be working closely with the design team here in the off to ensure clear communication with relation to scheduled disturbances / deliveries will be planned ahead of time to have minimal impact to visitors and the running of all businesses. Focus Building Company are working closely with Total Project Management ensuring all ends of delivery are communicated with existing stakeholders.
